An 11-story office building in downtown Perth in Western Australia was experiencing leaks from constant cracking. TRITOflex Australia came in and provided the perfect solution.

The existing concrete roof deck had been coated with various products over the years in an attempt to fix constant cracking, resulting in annoying leaks. A lot of money was spent each year to maintain the roof. After speaking with Triton representatives in Australia, they realized there was an economical, long-term option.

The building operator was initially looking to only spot repair cracks again or at other thinly applied liquid products, such as acrylic elastomeric coatings. However, their experienced proved these other materials are only temporary. The client made a decision to go with the TRITOflex system for its:

Seamless Installation

With the mobility of Triton’s spray machines, the applicators were able to operate from the top of the building. They simply ran a 100m air hose to the compressor on the ground. TRITOflex was installed at 1.5 mm (60 mils) dry in just one coat. This resulted in an instantly watertight roof as it was applied. All cracks and gaps in the concrete were sealed seamlessly.

The TRITOtherm top coat with ceramic technology, ideal for Australia’s climate, was installed as a sacrificial top coat and energy efficient layer at 0.5 mm (20 mils) dry. The project resulted in a very happy client with a leak-free building. This roof system and warranty can be sustained indefinitely.  The high quality seen during this project has led to further projects in the downtown Perth area.

Property managers often see expensive proposals for roof tear-offs come across their desks. For a company in Idaho, 80,000 sq. ft. of roof adds up to a hefty number.

Two of their buildings, which house offices, retail stores, and manufacturing tenants, were leaking and at the end of their service life.  The existing modified bitumen system had a white granulated cap sheet on top to help cool the roof and prevent premature degradation. When 4 Elements Roofing & Waterproofing was called in by the manager to inspect the roof, they found an average surface temperature of 148 F (64 C) when it was 90 F (32 C) outside.

After the system was installed, 4 Elements took another surface temperature reading on a 90 degree day. This time, the surface was only 81 F (27 C); cooler than the outside temperature! With the ceramic micro-spheres dissipating heat, even when this roof becomes dirty and aged, it will remain cooler than other “cool roof” materials popular in the market.

New Bank’s Foundation Walls

The new ING Bank in Aalst, Belgium needed a premium waterproofing solution for the foundation retaining walls as well as a first-class waterproof sealant for all of the pipe penetrations.

This newly built bank’s retaining walls needed a premium waterproofing membrane to protect the building for decades from moisture damage. The client wanted a membrane solution that is highly flexible, yet durable and puncture resistant. They wanted to ensure that even when the concrete walls crack and settle, the membrane would remain watertight and prevent leaks. They also had 37 pipe penetrations inside and outside of the retaining walls that needed to be sealed tight.

Extremely Flexible Alternative

CDR Solutions of Belgium recommended the retaining walls be primed and sprayed with the instant-set TRITOflex liquid rubber waterproofing membrane at 1.5mm (60 mils) dry. TRITOflex is environmentally-safe, water-based, and has no disruptive odors. With the highest adhesion ratings on concrete in the industry, this seamless rubber membrane provides ultimate protection. It also is spray applied to any desired thickness in just one coat, so installation was quick and allowed for the next phases of construction (drainage mat and back-filling) to be completed sooner than normal for below-grade waterproofing projects. In addition, TRITOtrowel brush-applied liquid rubber compound was used to seal the 37 pipe penetrations and provide a watertight seal with an extreme bond to the surfaces.

Quick, One Coat Installation

The bank received a quick installation of the first-class TRITOflex waterproofing membrane on all of the retaining walls and TRITOtrowel waterproofing sealant around all the new pipes. A drainage mat was then installation directly on top of the TRITOflex membrane and then back filled against. The bank can now rest assured that their foundation will remain watertight for decades to come, even when the ground shifts and the concrete cracks.

The 20 year-old PVC membrane roof was becoming very thin and was subject to sudden leaking. The building is used for high security purposes and leaks could be extremely disruptive and costly.

The owner’s concerns included disturbing the current building operations during the roof renovations with noise or odors as well as debris possibly entering the building from removal of the existing roof system. The owner also required a high energy protection from the roof system due to the Vegas climate. Deteriorated walls and ductwork on the roof added to the water tightness concerns.

Limited Options

To avoid traditional re-roofing noise and odors, the consultant recommended a restoration of the existing roof system with the TRITOflex liquid rubber membrane system. TRITOflex is an instant-set, water-based, liquid rubber system with no VOC’s. Also recommended was a ceramic white surface coating applied over the liquid rubber membrane to create a thermal barrier to the sun and prevent heat absorption into the building. The 15-year old aluminum surfaced built-up roof on this popular Mexican restaurant was leaking badly due to grease deterioration to the surface, in addition to very poor drainage. The grease spewing from the vents would accumulate on the roof surface resulting in severe degradation.

The restaurant is one of the city’s most popular spots and could not be shut down for a single minute. Although the old roof was completely shot and a new roof system was required, the mechanical units could not be shut down during reroofing and no debris could come through the deck, resulting in potential food contamination.

Appropriate Recommendations

The consultant recommended a recover of the grease contaminated roof areas (about 1/3 of the total roof area) with a DensDeck board to separate the new roof membrane from the grease and to build up the low spots for better drainage. A self-adhering TRITOflex liquid rubber membrane system was recommended to be installed directly over the non-contaminated areas of the roof and then over the DensDeck board that was installed over the grease areas. The TRITOflex system is an extremely durable quick setting, water-based, liquid rubber membrane that has no VOC’s or odor during installation. A white TRITOcryl top coating was then installed for better energy results and to protect the new roof membrane from premature degradation. The superior adhesion, puncture resistance, and wind up-lift rating of the TRITOflex system assured stability of the waterproofing system over the existing roof and eliminated the need for costly and disruptive tear-off of the old roof system. A new grease containment system was installed on the new roof to protect the system from future damage.

A struggling economy and a leaky roof presented a budget problem for the client whom had no choice but to look for a cost effective reroofing option. The existing BUR roof was 18 years old and several repair attempts in the past were not resolving the issues.

When this aluminum surfaced 17-year old built up roof system started to fail, the TRITOflex seamless rubber membrane system proved to be the most affordable and non-disruptive retrofit option for the client.
The old built-up roof had deteriorated in the desert sun and was experiencing leaks. The old roof was showing signs of vulnerability to more substantial leak issues in the future if something were not done. The client needed to either replace it or recover it prior to damages occurring on the interior. The client could not afford any disruption to its daily operations in the way of roofing fumes or construction noise, which made tear-off and replacement a less desirable solution.

Limited Options

Since a tear-off option was eliminated due to the disruption it would cause, the lightweight retrofit options considered by the client were a TPO single-ply sheet membrane versus a Fluid Applied membrane system. Single-ply membrane systems require an insulation board separation between the new membrane and the old roof which would require thousands of fasteners to hold it down. If the membrane were to leak from a seam failure or puncture, water would be trapped between the systems and run through the thousands of holes penetrating the roof. The client chose a fluid applied option to be installed directly over the existing roof without the need for fasteners or glue. TRITOflex was chosen as the best-in-class option because it is an instant setting rubber that can be spray applied to any thickness in one coat without experiencing shrinkage cracks like most other liquids do when installed too thick in one coat. The TRITOflex liquid rubber membrane is an environmentally friendly water-based product that has 1900% elongation and extreme resistance to puncture. A thermal insulating ceramic based white surface coating was also applied over the TRITOflex to provide superior energy efficiency in the desert heat.

The entire project was completed quickly within five days and the client achieved a watertight and energy efficient roof system with a 15-year warranty. The client had no disruption to their business operations and appreciated the zero-impact on their operations during the whole process.

When this gravel surfaced 20-year old built up roof system failed, the TRITOflex seamless rubber membrane system proved to be the most affordable and non-disruptive retrofit option for the client.

The old built-up asphalt roof with heavy gravel aggregate on the surface finally wore out and began to experience small leaks and show signs of vulnerability to more substantial leak issues in the future . This type of system with a gravel surfacing proved difficult to locate the leak sources and make permanent repairs so the client needed to either replace it or recover it with a new roof system. The client also could not afford any disruption to its daily operations in the way of roofing fumes or construction noise. This made tear-off and replacement a less than desirable solution.

Limited Options

Most single-ply membrane systems such as PVC, EPDM, or TPO are not an appropriate option for a recovering a roof with an uneven surface left by embedded gravel. Cover boards or insulation boards would have to be installed over the gravel to separate the new membrane from the old and literally thousands of holes and fasteners would be put through the roof to secure the retrofit system. If the membrane were ever to leak from a seam failure or puncture, water would be trapped between the systems and possibly run profusely through the thousands of holes penetrating the roof. The consultant recommended a fluid applied option that would entail installing a liquid rubber membrane directly over the left in place embedded gravel after first removing all loose gravel from the roof. The best liquid membrane for this application was one that could be installed in one monolithic layer directly over the lumpy gravel without self-leveling below the gravel height. This required an instant setting rubber that can be built-up to any thickness in one coat without experiencing shrinkage cracks like most other liquids do when installed too think in one coat. The system chosen to accomplish this was the TRITOflex liquid rubber membrane. TRITOflex is an environmentally friendly water-based product that has 1900% elongation and extreme resistance to puncture. Therefore, it does not crack, split, or break open when applied directly over an uneven surface like gravel. TRITOflex requires no fabric reinforcement or underlayment and it is fully adhered right over the existing roof with no fasteners required. The consultant also recommended the white reflective TRITOcryl top coat to provide superior energy efficiency to what the roof once had.

Quality Installation

The entire project was completed quickly within five days and the client achieved a watertight and energy efficient roof system with a 15-year warranty. The client had no disruption to their regular business operations and barely realized the crew was there during construction. Large Hail Damaged Roof Recover

A rare storm that tore through Arizona with baseball sized hail severely damaged a two-year old roof on an insurance company’s office building in the prestigious Scottsdale business district. In order to prevent tearing off and starting over, the customer chose the durable TRITOflex rubber membrane recover system to go over top the existing roof.
The client only had their new laminate-surfaced, two-ply modified bitumen roofing system installed for two-years before a major hail storm severely damaged it, resulting in ripped seams, punctures and a fractured laminate surface. Although the hail strikes damaged the modified bitumen roof membrane, the underlying insulation was undamaged and could be salvaged.

Two Options

The client was presented with the two best options by the consultant, Alan Stevens Associates. The first option was to do what they had done two years prior and tear-off the entire modified system down to the concrete decking and start all over. The second option was to have the roof recovered with the TRITOflex fluid-applied, instant-setting rubber membrane, which is hail-resistant, has no seams, and has the highest wind uplift rating in the industry. Rather than going through the cost, labor, and disruption of tearing off the entire roof system again, the client chose TRITOflex to be installed over the existing hail damaged membrane. The client achieved a new 15-year warranty and saved $500,000 over replacement cost.

New Hail-Resistant Roof

The TRITOflex two-component rubberized membrane was installed in one coat with a spray application directly over the existing modified bitumen roof system to achieve a 60 mil/1.5mm seamless membrane. It was then top coated with a thermal insulating surface coat to provide superior energy cost savings in the hot Arizona climate. A BUR roof system that is shot and leaking gets a restoration face lift with a combination of TritoFlex liquid rubber waterproofing membrane and Supertherm high energy saving ceramic coating.
The 20 year-old, built up roof system was subject to deterioration and leaking. The client just finished an extensive interior renovation and needed to get the roof watertight fast.

Limited Options

The owner’s concerns included disrupting ongoing training meetings that occur on the top floors of the building, so reroofing noise and odors couldn’t occur. Additionally, there was an ongoing challenge of cooling the upper floors. The owner didn’t believe that the existing roof was energy efficient enough.

Quality Installation

To avoid traditional reroofing noise and odors, the consultant recommended a recovery of the existing roof system with liquid rubber waterproofing membrane system, Tritoflex™, after first performing a moisture scan and replacing any wet areas of insulation. TRITOflex™ is a water-based, liquid rubber system with no VOC’s. Also recommended was a ceramic white coating to be applied over the liquid rubber waterproofing membrane to create a thermal barrier to the sun and its heat absorption to the building. This suggestion addressed the building’s energy deficiencies and facilitated the cooling of the upper floors.

The new roof recovery system was half the cost of a replacement system and was completed within 12 days without disturbing the occupants. In fact, the occupants didn’t even realize the crew was working on the roof during their working hours. The client achieved a warranted, watertight roofing system for 15 years at 50% of the cost of a conventional roof replacement and improved their cooling efficiency for the top floors.
